1. Management, control and accountability in the residential and office, according to the policy.
2. Planned activities in the areas of residential and office.
3. Management controls the CSI of the residences and offices and clients.
4. Provides accurate maintenance information on a monthly, quarterly, and yearly basis.
5. Interprets and analyzes key indicator reports on labor productivity, mechanical equipment, and maintenance trends.
6. Maintains and observes maintenance issues and communicates key opportunities and recommendations to improve building systems.
7. Researches maintenance trends, captures information on competitive intelligence.
8. Develops and maintains planning, budgeting, and expense management.
9. Other duties within the scope, spirit and purpose of the job, as requested by management.
10. Contract with Government agencies, Lands of Department, District office in Bangkok, Public Works and Town Planning Department.
11. Ensure optimum satisfaction of all occupiers of the facilities.
12. Oversee the day-to-day operation of the Property Management.
13. Monitor and evaluate the staff operating.
14. Monitor and evaluate the performance of the contractors and sub-contractors.
15. Inform client representative/ occupier of matter relating to the use of facilities.
16. Electricity suspension and water suspension.
17. Regularly meet with service contractor representative to ensure performance standard are met.
18. Supervise administrative task.
19. Ensure all office policies and procedures are being implemented.
20. Responsible for the account in the residences.
21. Contact contractors to offer price.
22. Manage the HR person about the lack of working days leave lines of housekeeping, security guards.
