-Control and manage a total of 16 building engineering works.
- Manage the maintenance system and engineering system of the condominium project in
accordance with engineering principles and the Condominium Act.
- Controlling project implementation for both internal teams and External contractors.
- Select External contractors to participate in maintenance and engineering projects
-Coordinate with relevant agencies to ensure smooth project progress.
- Control and prepare project documents, including checking disbursements or collection of
expenses.
- Check and follow up on regulations and laws related to maintenance work and
engineering laws.
-Prepare information, provide advice and suggestions to promote marketing and
communicate information in various formats to help customers decide to use the
company's services.
- Plan and define work procedures to meet standards and comply with company policies.
- Control, inspect and plan various operations to comply with the work safety policies of
both company employees and external contractors.

- Review building engineering system maintenance plans and prepare preventive maintenance reports.
- Analyze problems and review maintenance plans to report to building managers and track the use of consumables and spareparts in maintenance work.
- Interview and mentor technicians or subordinates and assist in troubleshooting and providing guidance to engineering teams.
- Create work schedules for technicians in the operations and service areas. Plan preventive maintenance for all machinery in the highrise building.
- Check various equipment and systems including:
- High voltage switchgear (HV switchgear) and transformers
- Main Distribution Board (MDB) and Automatic Transfer Switch (ATS)
- Generators, lightning systems, fire alarm systems
- Chiller and cooling tower systems
- Air conditioning and ventilation systems
- Water supply system, wastewater treatment system, fire protection system
- Elevators and escalators
- Review weekly and monthly work reports of foremen and technicians.
- Check the contractor's installation work for defects and prepare the scope of work (TOR).
- Prepare maintenance plans and perform preventive maintenance on machinery and equipment.
-Inspect and monitor repairs and defects within the building.
